Get Free Presentation On Our Home Marketing.
Before signing a contract with any Realtor, make sure you know EXACTLY how your home will be marketed. There is a vast range in skills, experience, and track records! A "Listing Presentation" is an industry term for the formal presentation that a Realtor makes to prospective home sellers, trying to earn their trust and business. Don't list your home with a real estate agent without it! We would love the opportunity to make such a presentation to you. We'll visit your home, and together we will walk through it, considering the positives and negatives (if any!). We will consult with you on how to properly prepare you home to be placed on the market, we own "Denver Stages Homes". You may have seen us on the A & E TV show "SELL THIS HOUSE" helping some of our client's prepare their home to go on the market). You will see exactly how we would propose to sell your home, for highest price obtainable, and as quickly as possible in today’s real estate market. We will tell you where we will advertise your home, both in print and on the web. With the dramatic growth in homebuyer usage of the web, you MUST have a top Realtor that can extensively market your home online and we do just that! And you'll find out what your home is worth, too, because part of our presentation will include a CMA (Comparative Market Analysis) of your home. We'll compare your home to others like it that have recently sold, homes that are currently for sale and for homes that are currently under contract to sell. This is a very important way of determining the fair market value of your home. We make free presentations and prepare CMAs for prospective home sellers every day. We've literally done thousands, and we know exactly what puts a SOLD sign in your front yard. We'd appreciate the chance to make a presentation and Show you how we separate ourselves from other listing agents. It is totally free and without any obligation. Closing or Settlement >Estimated Closing Costs
There is a federal law that requires mortgage lenders to give prospective buyers an itemized, "good-faith" estimate of their closing costs. Sometimes buyers arrive at the closing with this document in hand and proceed to question each item on the final closing statement that does not match the estimate exactly.
These "good-faith" estimates are just that--estimates. The lender's charges will be fairly accurate, but the charges for attorneys, termite inspections, title insurance, and other items that appear on the closing sheet may vary from the estimate. Some pro-rated items, such as taxes or homeowner's association fees, will also be different if you don't close on the date that was used to calculate the estimate. The purpose of the disclosure law is to give you a ball park figure of your closing costs. But the estimate you are given won't be to the penny--probably not even to the dollar!
