About Highlands Ranch Colorado
Located in Douglas County, Highlands Ranch is just 12 miles south of Denver CO.
Highlands Ranch was purchased by the J.F. Shea Company in august of 1997. The first residence moved in September of 1981.
In 1999, a small group of business people started exchanging ideas, concerns, and issues. That group formed into a steering committee who elected a board and the Chamber of Commerce of Highlands Ranch officially kicked off April 19, 2000.
Douglas County provides Highlands Ranch with police protection, street maintenance, public street snow removal, traffic signal maintenance, and regional park maintenance.
Highlands Ranch continues to be one of the strongest master planned communities in the United States with sustained, managed growth.
Highlands Ranch Indoor recreation program consists of four community recreation centers, indoor and outdoor pool facilities and residential architectural review are managed by a homeowners association known as the Highlands Ranch Community Association. There are also sub homeowner associations located in neighborhoods across the community.
Highlands Ranch has an impressive trail system that spans 40 miles offering distance and variety from narrow 18" single tracks that wind through the prairie to wide 8' to 10' concrete paths for walkers, runners, cyclists, and inline skaters.
Highlands Ranch schools are an important part of its community and the school system is part of the highly acclaimed Douglas County School District. Highlands Ranch is served by four private schools, 15 public elementary schools, three middle schools, and three high schools. "Year-round" schooling gives Highlands Ranch students an educational edge.
A fun point of interest, Highlands Ranch is the home of the place located at S. Ranch Road; the mansion is a huge castle design and was built in 1891. In 1926 Frank Kistler purchased the property, it is said that Frank’s daughter Julia still haunts the home, people have reported seeing her in her bedroom and have heard sobs even when nobody is home. Accepting An Offer >Offers and Counter Offers
Many of the offers real agents submit for prospective buyers aren't exactly what the sellers want. The price may be lower than they are asking or there might be terms included in the offer that will require negotiation. What happens after the offer is submitted?
The seller's real estate agent will present the offer to the sellers, along with the buyer's qualifications. If the sellers accept the offer, then a purchase agreement is written and signed by both parties. If the sellers counter the offer, the next action is initiated by the buyers when they make a response, either accepting the counter offer or countering it with yet another figure. If you want to buy a particular house, your chances of succeeding are greater if your initial offer is as close to the asking price as possible. You could save money by engaging in lengthy negotiations, but you run the risk of losing the home if a more attractive offer comes in from another buyer.
